Work backward from the next arrival
A turnover is a sequence: the previous guest leaves, access becomes available, cleaning starts, linens and supplies are reset, and someone verifies readiness. Put those steps on a timeline before requesting a quote. The time between bookings is not all available cleaning time if laundry, repairs, or access delays use the same window.
Airbnb's hosting resources discuss preparing a space and building a repeatable hosting routine. They are useful starting points for a property-specific checklist, rather than a guarantee that any outside provider can complete a same-day turn. Each property still needs realistic time, clear responsibilities, and a contingency when the previous guest leaves late. [1][2]
Define the property checklist
State the number of bedrooms, bathrooms, beds, and sleeping arrangements. A sofa bed can add linen and setup work even if the bedroom count stays the same. Include the kitchen tasks, floor types, reachable surfaces, trash arrangement, and whether appliance interiors are part of the visit. Provide photos of unusual layouts through an agreed private channel.
List the supplies that someone must replenish and who supplies them. Cleaning materials, guest toiletries, coffee, and replacement linens are different inventory categories. Ask who reports a missing item and who has authority to approve an extra purchase. A cleaner should not have to guess whether an opened package is still a guest supply or something to discard.
Treat linen inventory as an operating system
Count complete sets by bed size, not just the number of loose sheets. Keep usable backups so a laundry delay does not automatically become an arrival delay. Label storage locations and specify where used textiles go. Record any fabric care restrictions and items requiring separate treatment.
If laundry leaves the property, agree on pickup, return, packaging, and responsibility for checking the returned inventory. Do not assume Wash & Fold includes ironing, stain removal, replacement of damaged items, or delivery before the next check-in. Those are separate questions that belong in the operating agreement. A laundry allowance measured in pounds also needs a clear rule for handling extra weight.
Require a final handoff
Decide who checks the property after cleaning and where exceptions are reported. Useful exception reports identify the room, issue, urgency, and any guest impact without circulating guest personal data. A host may want confirmation of locked doors, a ready bathroom, and completed bed setup, but the exact checklist should be agreed in advance.
NexWorks currently takes cleaning and laundry inquiries; it does not publish staffed turnover ZIPs, same-day coverage, or guaranteed on-call capacity. Paid cleaning-plan checkout remains disabled. Describe the property and turnover window, then request an explicit scope and availability review. Keep a separate backup plan until a provider has accepted the dates and responsibilities in writing. [3]
Keep a property-specific exception log
Record recurring issues in a short operating note: a difficult lock, a supply that often runs low, or a bed that needs a different linen size. Review the note periodically so it stays useful. Avoid adding guest identity details or private communications that a cleaner does not need. The goal is a better handoff for the next accepted turn, with clear responsibilities rather than an expanding collection of informal assumptions.
